Construction has officially commenced on one of New South Wales’ largest affordable housing developments, marking a significant milestone in the transformation of Melrose Park into one of Sydney’s most connected and liveable communities.

The milestone was marked with a sod-turning ceremony attended by NSW Minister for Planning Paul Scully MP, Member for Parramatta Donna Davis MP, Housing Australia Director, Investments Rohan Gibbs, Evolve Housing Group CEO Lyall Gorman, PAYCE Chairman Brian Boyd, DASCO Co-Founders Daniel and Salim Nicolas, recognising the importance of collaboration in tackling Sydney’s housing supply challenges.

The project represents one of the largest affordable housing developments currently underway in New South Wales and will ultimately provide homes for approximately 700 residents.

The 197 affordable housing apartments will be owned and managed by Evolve Housing under the Australian Government’s Housing Australia Future Fund (HAFF), delivering long-term rental opportunities for essential workers and other eligible residents.

Melrose Park Gateway will deliver 197 affordable housing apartments alongside 154 co-living residences.

PAYCE Chairman Brian Boyd said the project demonstrates the impact that can be achieved when government, community housing providers and the private sector work together.

“This project demonstrates what can be achieved when government, community housing providers and the private sector work together with a shared commitment to increasing housing supply.

Importantly, these homes will be delivered in a location with outstanding transport, education and community infrastructure, ensuring residents have access to the services and opportunities they need to thrive.”

Evolve Housing Group CEO Lyall Gorman said the development forms part of Evolve Housing’s broader commitment to delivering more than 1,000 affordable homes through the Housing Australia Future Fund.

“Projects like this demonstrate the importance of strong partnerships, and we are delighted to be collaborating with PAYCE, Housing Australia and our government partners,” Mr Gorman said.

Strategically positioned within the Melrose Park urban renewal precinct, the development will place future residents within walking distance of major public infrastructure and community amenities.

The project sits alongside the future Parramatta Light Rail Stage 2, providing connections to Sydney Olympic Park, Parramatta CBD, the Sydney Metro West network and Sydney CBD.

Residents will also benefit from the nearby Melrose Park Town Centre, a new retail and commercial precinct, as well as the new Melrose Park High School and expanded Melrose Park Public School, creating a well-connected community designed for long-term growth.

Construction is now underway, with completion anticipated in late 2028.
